How the payment is calculated
Payment = P × [r(1+r)^n] / [(1+r)^n − 1]
- P = loan (price − down payment)
- r = monthly rate (annual ÷ 12 ÷ 100)
- n = months (years × 12)
Property tax, insurance, and PMI (if down payment < 20%) are added on top. The engine uses a 0.7%/year PMI reference when the switch is on.
