Costa Rica Mortgage Calculator
Buying a home in Costa Rica with a mortgage is a long-term decision: the monthly payment commits your budget for 20 or 25 years. This Costa Rica mortgage calculator estimates your monthly payment in colones from the home price, down payment, annual interest rate, term, and monthly insurance, using the French amortization system (fixed payment) used by most banks and cooperatives.
For a property of ₡85,000,000, a 15% down payment (₡12,750,000), an 8.5% annual rate, a 25-year term, and ₡45,000 monthly insurance:
- Loan amount: ₡72,250,000
- Base payment (principal + interest): ≈ ₡581,777
- Total monthly payment with insurance: ≈ ₡626,777
- Total interest over the loan: ≈ ₡102,282,970
The down payment and the rate move the payment the most: testing scenarios before signing avoids overcommitting your income.
Formula
Payment = P × i ÷ (1 − (1 + i)^−n)
P = loan amount (price − down payment) i = annual rate ÷ 12 n = term in months
The fixed payment covers principal and interest; the monthly insurance is added separately. Total interest is the difference between everything paid on the loan and the amount financed.
Step-by-step example (default values)
- Price = ₡85,000,000; 15% down = ₡12,750,000
- Loan = 85,000,000 − 12,750,000 = ₡72,250,000
- Monthly rate = 8.5% ÷ 12 ≈ 0.7083%; term = 25 × 12 = 300 months
- Base payment ≈ ₡581,777; with ₡45,000 insurance → ₡626,777
- Total interest ≈ 581,777 × 300 − 72,250,000 = ₡102,282,970

Reading the result
The practical rule credit analysts use is that the housing payment should not exceed 25–30% of net household income. With a ₡626,777 payment, you would need at least ₡2.1–2.5 million in monthly net income to stay in that range. Before visiting banks, calculate with your real net salary how much you can commit and how much down payment you can gather: raising the down payment from 15% to 20% cuts the payment by almost ₡35,000 a month in the example.
Also compare the term: 20 years raise the payment but cut total interest dramatically versus 25 years. The rate depends on your profile (payment-to-income ratio, credit history, down payment) and can be fixed, adjustable, or mixed, so use the calculator to compare offers under the same conditions.
The estimate does not include transfer taxes, appraisals, closing costs, bank fees, or adjustable-rate changes. Percentages and amounts are educational references: the real rate and conditions depend on each financial institution and current regulations. Confirm the full breakdown with your bank before signing.
